Relocatable, Prefabricated and Converted Buildings

A building does not avoid local approval because it was built elsewhere, supplied as a kit, delivered complete or placed on wheels.

The Shire must assess the proposed building, use and site under the current planning and building framework.

Projects Covered

  • relocated houses and second-hand buildings
  • prefabricated, modular and expandable buildings
  • transportable cabins and site offices
  • shipping containers used for storage or converted to another use
  • sheds or other non-habitable buildings proposed for residential use

Before Purchase or Transport

  1. Confirm that the proposed land use and siting can be approved.
  2. Obtain enough structural and construction information to demonstrate compliance with current building standards.
  3. Check transport, access, crane, road, crossover and utility requirements.
  4. Assess bushfire, wastewater, wind, energy efficiency, accessibility and site works.
  5. Budget for foundations, tie-down, engineering, upgrading, services and inspections.

Prefabricated Building Guidance

Existing Approval Elsewhere is not Enough

An approval from another local government or a manufacturer's statement does not automatically establish compliance at the site within the Shire of Plantagenet.

Climate, wind, bushfire, soil, classification and use can differ.

Converting a Building

Changing a shed, container or commercial space to a different use may require planning approval, a building permit, an occupancy permit or retrospective approval. Work may be needed for structure, fire safety, ventilation, sanitation, energy efficiency, access and other standards. Do not occupy the building until every required approval is in place.
