Sheds, Garages, Carports, Patios and Retaining Walls

Sheds, garages, carports, patios, pergolas and retaining walls commonly need building approval and may also need planning approval.

Requirements depend on size, height, siting, use, construction and the property.

Before Choosing a Kit or Contractor

  • confirm the correct property boundaries, zoning, setbacks and easements
  • check planning rules for outbuildings and shipping containers
  • confirm wind classification, terrain, topography and structural design for the actual site
  • allow for stormwater disposal, finished levels and retaining
  • check bushfire, wastewater, vehicle access and utility constraints
  • confirm whether registered builder or owner-builder requirements apply

Sheds and Garages

A shed or garage is generally a non-habitable Class 10a building.

It must not be occupied as a dwelling or used for a purpose that has not been approved.

Large rural or commercial structures may have a different classification and approval pathway.

Carports, Patios and Pergolas

Open-sided structures may still need a building permit.

The classification and exemption tests depend on the design and circumstances.

Planning rules can also apply to setbacks, street appearance, site coverage and heritage areas.

Retaining Walls and Changes to Ground Levels

Retaining can affect drainage, boundaries and neighbouring land. Include existing and proposed levels, wall heights, setbacks, surcharge loads and engineering details where required.

Do not direct stormwater onto another property or Shire land.

Rural Structures

Do not assume a farm or rural structure is exempt.

Confirm the building class, proposed use, location and applicable exemption before construction.
