Before You Apply

A building application is easier to assess when related approvals and site constraints are identified early. The following checks can prevent redesign, extra costs and delays.

Development (Planning) Approval

Confirm whether Development (Planning) Approval is required and whether it must be obtained before the building application. Read every Development (Planning) approval condition, as it may affect the plans submitted for a building permit. Applying for Approval » Shire of Plantagenet

Onsite Wastewater

If the property is not connected to sewer, a new or altered wastewater system needs Shire approval. A site and soil evaluation may be required. Obtain approval to construct before installation, arrange the required inspection before the system is covered, and obtain a permit to use before occupation or use. Bushfire Prone Land

Check the State Map of Bush Fire Prone Areas. Depending on the proposal, a BAL assessment, Bushfire Management Plan or other bushfire information may be required for planning or building approval.

Vehicle Access, Roads and Shire Assets

A new or changed crossover may need approval. Record the condition of nearby roads, kerbs, drainage, paths and verges before work. The Shire may require an infrastructure bond for eligible projects. Vehicle Crossovers » Shire of Plantagenet

Utilities, Easements and Other Land

Check easements and service locations before design and excavation. Obtain any required utility or adjoining-owner consents. Work must not encroach on or adversely affect other land without the required process and consent. Contact the relevant utility provider e.g. Water Corp (sewer and water connections), Synergy (electricity connections) etc.
