Commercial Buildings, Fit-outs and Occupancy Permits

Commercial projects often need several approvals.

Contact the Shire early before leasing premises, ordering equipment or starting a fit-out.

The existing approval and building classification may not suit the proposed business.

Projects May Include

  • new Class 2 to 9 buildings
  • shop, office, industrial, hospitality or accommodation fit-outs
  • a change of use or building classification
  • alterations to exits, fire systems, sanitary facilities or accessibility
  • public buildings, food premises or lodging houses
  • temporary occupation or additional use

Coordinate Approvals

Planning, building, environmental health, wastewater, liquor, public building and other requirements may apply.

A Development (Planning) approval or business registration does not replace a building permit or occupancy permit.

Certified Building Permit

A building permit application for Class 2 to 9 work must be certified. Building Classes » Shire of Plantagenet

Engage a private registered building surveyor to assess the design and issue a Certificate of Design Compliance for the BA1 application.

Occupancy Permit

A Class 2 to 9 building must not be occupied or used where an occupancy permit is required until the permit has been granted.

The application generally uses BA9 and the correct certificate of construction or building compliance.

A permit may also be required for a change of use or classification, temporary occupancy or unauthorised work.

Before Signing a Lease

  • ask for approved plans, existing occupancy permits and any outstanding notices
  • confirm the approved use and building classification
  • check fire safety, accessibility, toilets, ventilation, parking, loading and waste
  • obtain professional advice on the cost and feasibility of upgrades

The Shire can explain approval pathways but cannot confirm that a premises suits a business without enough information and the required applications.
