Demolition and Asbestos

Demolition can affect public safety, neighbouring property, services, heritage and the environment. A demolition permit is generally required unless the work meets a specific exemption in the Building Regulations 2012.

Before Demolition

  • confirm whether planning, heritage or other approval is required
  • use the current BA5 application form and Shire checklist
  • identify buildings and structures to be demolished and those to remain
  • locate, disconnect and make safe electricity, gas, water, sewer and telecommunications services
  • identify asbestos and other hazardous materials before work starts
  • protect adjoining land, public places, roads, drainage, trees and Shire assets
  • plan dust, noise, waste, recycling, erosion and site security controls

Demolition Contractor

The work may need to be carried out by a licensed demolition contractor under work health and safety laws.

Confirm the licence and safe work requirements with WorkSafe before engaging a contractor.

Asbestos

Asbestos-containing material must be handled, transported and disposed of lawfully.

Do not break, sand, drill, pressure-clean or disturb suspected asbestos.

Use a competent or licensed asbestos removalist where required and confirm the receiving facility before transport.

After Demolition

Make the site safe, stable and secure. The responsible demolition contractor must lodge a BA7 Notice of Completion within seven days and attach required inspection or test certificates.

Other approvals may require separate closure or finalisation.

If you are unsure whether a demolition exemption applies, ask the Shire before work starts.
